  Recognize the Internet for what it is: . . . one more tool among many to aid in finding a Home for Sale. Trying to select the "perfect" home onscreen may be an exercise in frustration. Instead, adopt the attitude of "Let's see some examples of what might be available."

All Data must be verified: . . . errors in listing information are not unusual. Even the official MLS source data bases sometimes have errors, and internet entries may have additional errors from transposing information. Never assume that all the data is correct!

Check Availability: . . . many are already sold or in escrow. Listing Agents are often lax in reporting sales, and there may be a further delay from the initial source database to the Internet site update. Getting enthused about a home that is already sold can be very disappointing.

Know your sources: . . . not all are sanctioned by REALTORS or MLS's. These organizations establish guidelines and controls to maintain the integrity of the real estate industry. Many databases are not governed by these controls.

Supplement your Net Searching: . . . traditional methods are still effective: Real Estate for Sale magazines, newspapers, signs, open houses, and best of all, find a good Buyers Agent to assist you.

Buyers Agents: . . . Listing Offices represent the best interests of the Seller! You, as a Buyer, are entitled to your own representation. There is normally no cost to the Buyer for this service because the Buyers Agent is ordinarily compensated by splitting the listing commission paid by the Seller. Where else can you have your own professional representation for FREE?
