Foreclosed homes offer potential investment opportunities in an unprecedented manner.  Unlike recent markets of a few years ago, today's prices on bank owned homes allow for rental of these properties in many instances at rates that will at least break even if not cash flowing with a 25% down payment.  When you consider that we are currently at a five-year low in home prices, the trend in the near future is very likely to be upwards.

Condominiums can also make sense for rental properties, if allowed by the HOA.  There are also opportunities in foreclosure 2 to 4-unit rental properties.  The best bargains recently have been in some parts of Orange County, especially Anaheim, Santa Ana, Garden Grove, Buena Park, La Habra and Fullerton.  In Los Angeles County real estate market, some of the best rental properties for investment are in Long Beach, Bellflower, Whittier and Downey, in addition to Los Angeles itself, of course.

Larger apartment buildings and commercial properties can be searched as well as duplexes, triplexes, and four-plexes that would be suitable investment properties.  There have been less forclosures on the larger properties due to the fact that the rental market has not declined as much as the sales of real estate.
